VillaDoctor's focus is on increasing repeat holiday villa rental business and bespoke property management for holiday villas, all within an agreed budget to keep your overheads to a minimum.
Property Assessment Report:
In order to increase repeat business, I will visit your property and carry out a one off Property Assessment covering a review of the internal and external presentation, the practical provision offered and how the property is being marketed. I will then provide you with a written Property Assessment Report with a clear set of recommendations aimed at getting repeat business and increasing enquiries. The cost for this is £200.00. Any improvements or changes to your property as a result of my recommendations, can also be project managed by VillaDoctor, and quoted for separately.
Property Management:
If you don't have property management in place, and are reluctant to incur yet another constant running cost, VillaDoctor can carry out regular inspection visits on your behalf, for example prior to guests arriving. Anything found to need attention - from an overgrown garden to a broken window - would be rectified on your behalf, subject to your agreement. Charged on a Pay As You Go basis, you determine when you'd like VillaDoctor to visit and how often. Inspection visits cost £40.00 per visit.
About VillaDoctor:
I am a qualified interior designer with a background in event management and the service industry. I launched VillaDoctor in the Autumn of last year because I could see a real need for professional property management on a Pay As You Go basis.
I have been visiting Carvoeiro for the past fifteen years, and bought my villa six years ago. Initially rented to family and friends, I then made the decision to be less haphazard about it. This involved me not only running the rental side from the UK, but also addressing all matters from internal and external presentation, to servicing (housekeeping, gardening, pool upkeep and building maintenance). And all because I didn't want to involve a property management company. This was for two reasons: firstly because of the continuous cost of a retainer or monthly fee; and secondly because I wasn't certain that they would prioritise my "home from home" in the way that I would.
I have therefore, successfully been managing my house myself, and others, and have seen a steady increase in rentals - both new and repeat - year on year, whilst having the peace of mind that it is how I would like it to be, rather than how I hope it would be. I visit Carvoeiro once a month - sometimes more if needed. The network of people that I have built up over the years means that I have access to all the varied services and personnel to ensure that the management of your villa is trouble free.
